Rick and I went to look at a property tonight on Maple St., 2 blocks north of Beacon Studios. This is 4000 sq. feet of raw space for $2500 a month. That works out to be about $.62 a square foot. There are three spaces already built out but the rest is raw space. Unlike many of the other spaces we’ve looked into, this has heat, plumbing and electric ready to go. The downside is, of course, that there are no walls and it would have to be built out at the expense of whoever moves in. The upside, this is the cheapest space we have seen yet.

How to approach this…I have met the landlord and have spoken to him about a group of artists using the space which he is not opposed to. To rent this space there would have to be some business arrangement wherein the landlord would receive one check for the full amount of the rent so someone has to step up and take responsibility for that one check. Or a business group must be formed.

I have checked into every space I can think of. After this, I am out of ideas.

the Presbyterian Church on Liberty St.

I went to the Presbyterian Church on Wednesday morning to have a look at what they have to offer. As you can see their spaces are very raw. They had some issues with water coming in and they recently removed some mold. BUT there are 5 big rooms about 15x20, each with doors and windows, and a common area which could possibly be divided. The place needs a LOT of work. The church has formed a committee to decide what to do with the space. The pastor is leaning towards artist studios because it follows his mission of community outreach and because they would like to have some income. But it will be a while before anything happens with this place.

About 20 people attended a meeting at the Coffee Shoppe last night to share information about the status of our studios. Most everyone is planning on leaving the building, we just need to determine the best method for biding our time until we all have a place to go.

Rumor has it:
-there will be leases offered to us.
-we will be asked for first, last, and deposit upon signing a new lease.
-locks will be replaced with digital keypads

Unknown:
-when we will be offered these new leases
-if you choose not to sign a lease, how much time do you have to get out? 30 days? 90 days?

Facts:
-211 Fishkill Development Corp. has hired a real estate lawyer for the purpose of preparing eviction notices.
-if you have anything in a common area that does not have your name on it, it will be considered property of the new owner and will be removed.
-Monday Jan 24 the door to suite 205 was found locked (by a key) denying all 3 tenants (who have never had a key to that door) access to their studios.
-Dominico Petrillo (3rd floor) recently came in to to work in his studio and found the door to his studio wide open.

Potential new spaces:
-Beahive 261 Main St.
-the former Beacon Community Center on W. Center Street
-The Beacon Building on Main St. near Fishkill Ave.
-123 Rombout Ave
-the Presbyterian Church basement on Liberty St.
-Many an empty storefront on Main St.

I got a quick look into the property that was once the Beacon Community Center on W. Center St. Here are some photos I took...all furnishings belong to the Community Center and will either be removed before a new tenant moves in (or can be bargained with new tenant)the main office has one window and a door w lock

the gym is 1200 sq ft and has a flimsy divider. this is the south view, below is the north view

this is the computer room- a "ready to go" room about 10x12

the big room is 800 sq ft which could be divided into several studio and has 2 full bathrooms

an attic room with no windows is less than 100 sq feet.

there are 2 adjoining offices (below) both very small. you have to go through one to get to the other.

Every letter I've ever received from the school board including the latest certified one announcing the sale and proration of rent refers to my lease. It would be hard for the school board to now claim there was no lease. I don't have Grey's experience but have never heard of a new owner being able to drop leases without notice in a commercial building purchase. It also seems very unlikely that the school board would have signed any contract selling the building free and clear without first reaching agreement about the disposition of each of our leases. Unless the school board has agreed otherwise in the sale contract, I believe the new owner is required to honor each lease including quiet enjoyment and termination according to New York law.

At the first meeting I asked the new owners to put in writing what they proposed so I could respond but haven't heard from them yet. If they want something other than the lease, I'll be happy to work with them but not at my expense and inconvenience.

I suggest we add the Mayor, City Council, BCSD counsel, and new owners to this email list. It is to our advantage to have these communications in the open, keeping in mind that this is about legal resolution rather than emotions or personal issues with the situation. If we agree then perhaps someone could provide those email addresses?

211 Fishkill-the end of an era

Its a difficult truth to face but we must be realistic- the anarchic place we have all loved to work in for the past however many years is no longer. We are now in a state of transition and the best asset we have in making this transition go smoothly is to stick together, not be intimidated by hearsay and rumor, understand the facts and know our rights. Whether you decide to work with the new owner or to strike out and find a new studio, let it be on your own terms. Remember a few important facts:
-nothing is true until you have it in writing.
-90 days is the standard notice given to vacate a property

Word to the wise: if you have anything in a common area i.e. something outside of your locked studio area, put your name in it clearly or better yet, remove it altogether.

The Big Draw is an art exhibit happening from May 29th – June 7th in Beacon, NY culminating in a party and live drawing rally on the evening June 5, 2010.

A Call for Art: We will be accepting submissions of unframed 2-dimensional works on paper in a 6” x 8” format.

All works will be hung unframed

Submission Guidelines: All submissions must be 6”x8” on paper. Any work will be accepted as long as it can hang on a wall- drawing, painting, photography, collage, etc. Mail art is encouraged. Each artist can submit up to 3 artworks. All 6”x8” artworks will have a sale price of $40. Artists will receive 50% of the sale price for each piece sold with the remainder going to Beacon Open Studios. The Big Draw is a benefit for Beacon Open Studios. All monies raised will help make this year’s Beacon Open Studios bigger and better than ever!

Each 6x8 submission must be accompanied by the submission form.

Who can participate: Anyone is eligible to participate. You do not have to be a Beacon Open Studios participant to submit art. Artists from the NYC and Hudson Valley region are encouraged to take part, national and international submissions also encouraged.

Unsold works: We are unable to return unsold artwork by mail.
Unsold submissions are to be picked up at the Marion Royael Gallery
All unsold artwork should be picked up on June 6th between 12-7pm.

Deadline: submissions will be accepted in person or by mail from May 1-May 23. Exhibition runs from May 29th-June 6th. The Big Draw gala party is Saturday June 5th 7-10pm.

Beacon NY-Beacon Open Studios in conjunction with BACA is pleased to announce The Big Draw, a night of live drawing, art for sale, music and festivities to benefit Beacon Open Studios 2010. The Big Draw will be held on the evening of June 5th, 2010. The Marion Royael Gallery at 460 Main St. in Beacon has generously offered their space to host this fundraising party.

The Drawing Rally-Throughout the night of the party a pre-determined group of 12 artists will be working in shifts creating 11”x14” drawings while the party goes on around them. Revelers are invited to watch as the drawings are made at tables in the center of the room. As these drawings are completed, they will immediately be put up for sale on the wall for $60 each.

Wall Art-In addition to the live drawing rally, a wide variety of 6”x8” artworks will be for sale at the set price of $40 each. These 6”x8” artworks are not limited to drawing; there will be photographs, collage and other art on paper. We are seeking submissions from local, national and international artists for the wall drawings (see submission guidelines and form). These 6”x8” artworks will be on view and for sale at the gallery from May 29th-June 6th.

Live Auction-3 special drawings will be auctioned off in a live auction on the night of June 5th. These drawings will be created in the manner of the “Exquisite Corpse” game wherein three different artists collaborate on a single drawing. One person starts the drawing, the next adds to it without having seen what the first person has done and the third finishes it not knowing what the other two have drawn. Three prominent Beacon personalities (tbd) will contribute to the “Exquisite Corpse” drawings, which will be done ahead of time and auctioned off on June 5th.

Why do we need a fundraiser? Open Studios charges a small fee from the artists who register which goes into advertising and publicity. That money barely covers our most basic needs. We are committed to keeping the costs low for the participating artists but also want to create a professionally produced map that will be distributed for free and guide visitors around town.

Any artist who lives or works in Beacon can register and participate in Open Studios, which takes place the 4th weekend in September. The Priority Registration period is from May1-June5th culminating on the night of The Big Draw. Volunteers will be available to register interested artists during The Big Draw. Priority Registration costs $20, after June 6th registration is $30.

Beacon Open Studios is looking for artists who can draw to participate in our upcoming fundraiser on June 5th called The Big Draw. We are looking for artists in many different styles of drawing. You must be comfortable doing your drawing in an atmosphere where people are watching you work and in a room with music and festivities going on around you. You must be available the night of June 5th to participate.

The Big Draw is a fundraising party for Beacon Open Studios centered around a live drawing rally. It will be a night of live art and pre-made art …throughout the night of the event a pre-select group of 12 artists will be creating drawings live in the gallery on 11x14 sheets of drawing paper. As these drawings are completed, they will immediately be put up for sale on the wall for a fixed price. Artists will receive 50% of the sale price form all sold works. In addition to the “live” drawings created the evening of the event, a wide variety of artists will be invited to submit artworks in a 6”x8” format. These 6x8 artworks may be in any medium and will be on view and for sale at the gallery all week before the event. A third component to the evening’s festivities will be a live auction where 3 special drawings will be auctioned off. These are drawings will be created in the manner of the “Exquisite Corpse” game. Three prominent Beacon personalities will be chosen as participants- one person will begin a drawing, then pass to the next to work on and the third person will complete it.

The Big Draw will be held in Beacon on June 5th from 7-10pm

Why do we need a fundraiser? To keep the cost of artists’ registration low! Your BOS registration fee goes into advertising, promotion and helps fund the Kickoff Party. But we need to raise more money to print a bigger, better map this year that will have wider distribution and will ultimately bring more people to your studio.

Today I took a trip over the bridge to Newburgh to visit the folks at Newburgh Art Supply so I could let them know about BOS. Since the closing of the art supply store in Beacon, this is the closest independently owned store where one can get art and framing materials. The owners are super nice and we chatted quite a bit about the goings-on in the area. They agreed to offer a discount on art supplies to anyone who registers at the next BOS registration party!

Speaking of registration parties...the next one is scheduled for Saturday July 25th from 10am to noon at Zuzu's. There will also be a happy hour regustration party on the evening of Friday July 24 at a location tbd. Check back soon for details.

I just found out that the Starn's Big Bambu will be open for viewing the weekend of BOS. This should prove to be an extra draw for art-loving people who make the trek to Beacon.

Volunteers needed

Open Studios needs volunteers for the following tasks:

• Map Czar-someone to be in charge of creating the free map listing all of the artists’ studios. Artists will be listed alphabetically and by discipline and by day their studio is open.

• Map Under-Czar: someone needs to help input the data onto a spreadsheet of artist’s names, studio addresses, etc. Typing skills a must.

• Kickoff party crew-need 10 volunteers to help hang the show, serve drinks and clean up Friday Sept 25.

• Gallery Sitters-4 people needed to sit the gallery where the kickoff exhibition will be held all weekend sept 26-27

• PR assistant-help distribute flyers, posters and other materials to local businesses. Must be able to go door to door on Main St. and keep track of where promo materials were left off then follow up to make sure PR materials remain in windows.

Beacon Open Studios will be holding our first registration party at Chill (located at 173 Main St. Beacon) during happy hour on Friday June 26th from 5-7pm. Come enjoy a beverage, meet other artists and sign up to be an Open Studios artist!

If you cannot make it to this event, you can stop by Zuzu's (453 Main St Beacon) on Saturday June 27th from 10am-noon to register. If neither of those dates work for you, registration forms are also available by going to the BACA website where you can download one and mail it in.

Kick-off meeting

Last night was the first meeting, held at Chill, with BACA members to discuss the overall plan for Beacon Open Studios.The meeting was attended by Kat Stoutenborough, Jim Korn, Michael Benzer from Hudson Beach Glass and Stephanie from Fovea. A date has been set of September 26-27 for the city-wide open studios which will coincide with Electric Windows this year. We discussed how BACA can be involved and to what extent. A big thumbs up was given to the idea of a kick-off party and the use of the former Van Brunt Gallery space on Main St. was suggested for the party.

I 've already reached out to Beacon Studios and to Open Space for help/support in pulling this event together. Next steps are to reach out to Beacon Arts Salon, the Beacon Business Assoc., Spire Studios and the Community Center. Who else am I missing? Next steps are to prepare a timeline for everything that has to happen and to create a registration form.

Plan for Beacon Open Studios

Beacon Open Studios Weekend(s)
Date: September 26-27 2009

Mission:
• Create a city-wide event that would allow the public to visit the studios of artists living and working in Beacon and the surrounding areas.
• Give artists a chance to showcase their work for the viewing public and to interact with other artists in the community.
• Create a stronger sense of community within the Beacon art world.
• Bring visitors from the surrounding areas to create a stronger sense of awareness of Beacon as a destination.

Registration-Each individual artist must sign up to be included in the BOSW. Registration gets their name, pertinent info, and studio address on the map. A [$20] fee paid by each artist covers the production of the maps and promotional costs. Registration for BOSW can be done by snail mail and email up to 1 month in advance.

Early registration party-3 months before BOSW a party will be held at [Chill] where interested artists can come to socialize, get detailed information, and register to be included in BOSW. Artists without studios or with home studios who do not wish to have their homes open to the public may sign up on a list of people wishing to organize group sites in public locations. These artists can coordinate amongst themselves to find suitable locations and it is their responsibility to inform the organizers of BOSW where they will be showing and who is in the group locations.

Kickoff Party-the Friday before the first weekend there will be a party open to the public where each artist will have one piece of their work hung. Wall labels will correspond with the free map, making it easier for visitors to identify the artists whose studios they would like to visit. If you see artwork you like at the party, it is easy to find that artist on the map and know when and where their open studio will be. All artwork hung at the party will be for sale unless otherwise specified by the artists.

BOSW will be divided into two weekends making it more accessible to more people. Spire Studios and Bulldog Studios will be open on separate weekends. Current strategy is to divide the city geographically for Weekend 1 and Weekend 2 and may go as far as to say that [large group space such as Spire] will be open on Saturday and individual studios open on Sunday.
